BOOM Real Estate Group · Mortgage Scenario Planner

Texas Mortgage Calculator

Plan a purchase the way a lender would look at it — monthly payment, mortgage insurance, cash to close, and payoff — preloaded with typical Texas tax and insurance figures. Every number is editable, and nothing here is a quote or a final word.

Loan Scenario

PID = Public Improvement District assessment — some area subdivisions have one on top of (or instead of) HOA dues. Ask us if you’re not sure; it’s often billed with the tax bill.
Auto-suggested from your down payment; ask your lender for your quoted factor. PMI drops off once you reach 20% equity.

Estimated Cash to Close

Start From a Payment — Find the Price

Tell us the monthly payment a buyer is comfortable with and we’ll estimate the home price that fits — using the loan type, rate, down payment, and Texas tax & insurance settings from the calculator above.

Rate starts at today’s average for the loan type above — drop it to show a bought-down rate and see the added buying power.

An estimate for planning, not a prequalification or a limit on what a buyer can borrow. Change the loan type, rate, or down payment above and this updates. Final numbers depend on the lender’s approval.

What’s in Your Closing Costs

A plain-English breakdown of the closing-cost and prepaid estimate above — what those dollars pay for, using the loan you set up. These are typical Texas figures; your lender’s Loan Estimate has the exact numbers.

Estimated settlement charges–

This is the closing-costs + prepaids portion of your cash to close. Your down payment, any points, and seller/builder credits are handled in the Cash to Close box above.

Plan Separately — Not in Closing Costs

Costs a buyer should budget for that aren’t part of the loan’s closing costs:

  • Home inspection — about $350–$600, optional but recommended; paid out of pocket, usually right after the offer is accepted.
  • Earnest money — paid up front to open escrow, then credited back to you at closing.
  • First mortgage payment — starts about a month after closing, not at the table.
  • HOA / PID setup or transfer fees — community-specific; ask us for the exact amount in your subdivision.
  • Home warranty — optional; often a seller or builder can cover the first year.
  • Moving, utilities & immediate repairs — set-up deposits, movers, and any day-one fixes.
THE APPRAISAL

Once you’re under contract, the lender orders an independent appraisal (the fee above) to confirm the home is worth the price. It’s usually paid up front and takes about a week. If it comes in at or above the price, you’re set; if it comes in low, we renegotiate, you cover the gap, or you use your appraisal contingency to walk — so keep a small cushion in reserve. For new construction the timing runs a little later, near completion. We’ll walk you through it either way.

Rate Buydown & Incentive Explainer

Builders and sellers often offer incentive money. See what it does as a temporary buydown, permanent points, or a price cut — using the loan set up above.

Compare up to three options

Each column is its own loan — pick Conventional, FHA, or VA and set its price, down payment, rate, and term. Mortgage insurance is figured automatically, and the best numbers are highlighted. “Send to comparison” copies your setup from the calculator above.

Columns apply your tax rate from above to each column’s price (insurance at area defaults), include your HOA and PID figures, and assume financed FHA/VA fees. Use the main calculator for full detail on any one option.

What income does this payment need?

Uses a 45% debt-to-income planning ceiling (payment + debts ÷ gross income). Car notes, student loans, credit-card minimums count; utilities and groceries don’t. Actual qualifying limits vary by loan program and lender.

This planner is for information and planning only. It is not a loan offer, a Loan Estimate, a prequalification, or a commitment to lend, and BOOM Real Estate Group is not a mortgage lender. Figures — including rates, mortgage insurance, taxes, insurance, and closing costs — are estimates based on typical Texas figures and will differ from your actual numbers. Confirm every figure with your lender before making decisions. Property tax and insurance defaults are editable averages, not quotes for a specific property.
